Julington Creek Plantation is St Johns County with its own architectural review, and the lots run larger than the Southside subdivisions on the Duval side of the creek. Longer driveways, more rear access, and a lot more demand for a gate that opens without getting out of the car.

Automated entries are most of what we do here. The specification that matters is not the motor, it is what happens around it: a safety loop or photo-eye so the gate cannot close on a vehicle, a manual release you can actually reach in the dark, and battery backup that still cycles the gate through an outage. Storm season here takes power out regularly enough that a mains-only gate will strand you.

Slope also rules out a swing gate more often than people expect. If the driveway rises toward the house, a swing leaf will foul the ground before it is fully open, and a cantilever slide is the answer. We check that at the measure rather than after the posts are set.
