Southside and Baymeadows are subdivision country — mostly 1990s through 2010s, and almost all of it under a homeowners association with a covenant that has opinions about your fence. Material, height, colour and sometimes which way the finished side faces are all typically prescribed.
We prepare the approval packet for you: material specification, height, colour, a site plan showing the run and photographs of the same fence built elsewhere. The submission itself has to come from you as the owner, but you are not writing any of it, and if the board comes back with a query we revise and resend.
Physically these are tighter lots than Mandarin or Arlington, with narrow side yards, utility easements running the rear boundary and retention ponds behind a lot of the newer phases. We check the easement before we quote — a fence built across one that the utility later needs to open is a fence you pay to remove.
Easements and retention ponds
We check the plat for utility and drainage easements before quoting. A fence across an easement is a fence you may be told to remove at your own cost.
